FOUR STEPS TO BUYING A HOUSE!

Buying a home is more than looking at properties. It is a process. This is a major financial and emotional decision and it requires that:

  • You are well educated and knowledgeable about market trends and pricing
  • You have access to timely and complete information
  • You fully understand and appreciate current financing and the true costs of home ownership
  • You decide with your head instead of your heart.
It may be a daunting task for the first time buyer and it is challenging for most. The process to finally reach settlement is a long winding road. This is best achieved with a professional, who executes in your best interests, shares your desires and understands your financial & personal needs.

As your Agent or Buyer Broker, I work exclusively for you. My approach makes the process clear, educates you as a buyer and allows you to make the decisions to get the best deal! My skill and experience make it all work. (Note: As Buyer Broker my primary fiduciary responsibility will be to the Purchaser and not Seller. There is no obligation on your part. Any compensation I will receive will be from the Seller and not the Purchaser). Below I have listed how I can help you learn about the market whether a new buyer ready to enter the market or just curious to learn!

STEP 1 – INTERVIEW
This is the most important step as we first meet to discuss you what you want from your real estate investment. This may involve not only bedrooms/baths, but involve neighborhoods, transportation, schools, commercial activity and more. Secondly we will begin to discuss current market trends and pricing in specific neighborhoods. Additionally, we will discuss financing and the options that may be available to you and how to estimate your monthly expenses. Finally, you will see the anatomy of a Sales Offer, discuss Buyer Brokerage & Duel Agency, Transaction Fees and Related Costs. This will provide important information and raise pertinent questions as you start to make the decision on where you would like to live and what type of property you can afford.

STEP 2 – EDUCATION TO MARKET & CURRENT MARKET VALUES
My next step is to help you fully understand what property is available, current market trends and how property is valued. We will tour active properties and also examine properties that are recently under contract or sold. In a short time you will be able to confidently evaluate the “well priced” to the “over priced” properties on the market. Additionally we look at different neighborhoods for growth, development activity and future appreciation. It is your money and most substantial investment. The more educated you are about a neighborhood or property, the better decision you will make.

STEP 3 – SALE
As your Buyer Broker I will be your negotiator. When we have identified a property, we will develop the best strategy for a success. Every offer is affected by the Seller’s needs, property time on market, competitive offers, property condition, financing requirements, contingencies and even the way your offer is written and presented. Having negotiated over several hundred contracts I can assure you everyone is different! We will closely work together to make sure that you have the advantage and present an offer that works best for you.

STEP 4 – SETTLEMENT
Once we have an accepted offer we then can begin to work our way to settlement. Generally this involves home inspections, ordering settlement, financial application, termite report, appraisal and possibly additional negotiations. Knowing the route through this process eliminates the obstacles and confusion. I will be monitoring and involved with the sale until we sit to conclude your purchase.
